Agia Paraskevi · Karystos

My Hidden Iposkafo

An earth villa built into the hillside of the Agia Paraskevi peninsula, with the sea streaming in through floor-to-ceiling glass. Ten minutes from Karystos, and a world away from everything.

Ninety-seven square metres of earth-sheltered architecture for six guests — three bedrooms, a generous open living space, and floor-to-ceiling windows that carry the sea view straight through the house like a continuation of the horizon.

Outside, a lounge pool sits in the private front yard facing west. The orientation gives you two things every evening: shelter from the meltemi winds, and sunsets over the water that end in some of the clearest star-gazing in southern Evia.

Inside, monochromatic white interiors are set against pops of colour, natural materials and handpicked furniture. The living area opens around a deep sofa corner; the kitchen seats six at a large dining table; and each of the three bedrooms comes with generous storage and premium bedding.

Built into the earth, the villa stays naturally cool in summer — architecture doing quietly what air conditioning does loudly.

The Paximada–Agia Paraskevi peninsula is a stretch of rocky gulfs and untouched sandy beaches, with water the colour you only find where nobody has built anything. The beach is shared with almost no one.

Karystos town — tavernas, the port, the evening promenade — is ten minutes by car. Central Athens is 3 hours . The stars above the villa at night suggest neither exists.
